Where the numbers come from and how we compute them

Every number on the site is computed from open data. Here are the sources, the formulas and what these numbers don't show.

How we compute price per m²

We put every listing into a segment: district, building type (monolith, stone, panel, brick), new build or resale, renovation. For each segment we compute the average price per m² across the month's listings.

district price = Σ (segment price × listings in segment) ÷ Σ listingsThat way a big segment weighs more than a small one, and the average doesn't jump because of a few expensive listings.
  • We show a district's price only if it had at least 30 listings that month. Otherwise we say “few listings”.
  • The latest month may be incomplete because data is collected weekly. If a month has under 85% of the usual number of listings, we show the previous full month. Right now that is Aug 2026.
  • Listing prices are in drams or dollars. We convert everything to dollars at 362.8 ֏ per $1.

Price growth

We measure growth from Sep 2025. Before that we collected several times fewer listings, so those months can't be fairly compared with today. Early months are dashed on the charts.

Yerevan from Sep 2025 to Aug 2026: +11%, to $2,363 per m².

Valuation

On the Value an apartment page we take listings from the same segment and show the median and the “typical” range, from the 25th to the 75th percentile. Half of similar listings fall inside that range.

  • At market: the price is inside the range.
  • Below market: cheaper than three quarters of similar listings.
  • Above market: pricier than three quarters; far above: more than 25% over the median.

Limits

  • These are asking prices, not sale prices. Actual sale prices are usually lower because sellers leave room to negotiate.
  • Government data gives only the number of deals by district, without prices.
  • Too few listings right now in: Nubarashen, Shengavit. We don't show a price there.
  • Shengavit was missing from the data until October 2026 because of a configuration error; its data has been building up since then.
  • This is analytics, not advice on a deal. Before buying, check the documents and the apartment's condition.
